Working with design, engineering and construction associates, Mark & Donna Schmidt create residential and small building designs, from their "Riverhouse Design Studio", located streamside in the foothills of the Cascade Mountains.  The latest in electronic design and communication tools make it possible to quickly create and share concepts with clients and associates alike.

ABOUT OUR PLANS

The blueprints provided by Mark Schmidt, Designer include four exterior elevations, foundation plan, floor plans with electrical layout, roof plan, structural sections and structural specifications, typical sections and details, engineering calculations, lateral bracing details and notation. All specific drawings are in 1/4"=1'-0" scale. Scale of typical and detail drawings may vary.

Square footage calculations are made from the outside of the exterior frame wall and do not include decks, porches, garages, attics.

All our residential designs are created using the latest in computer aided Design (CAD) technology. The plans and construction documents are prepared in conformance with the International One and Two Family Dwelling Code, which is complied from BOCA, SBCCI, and the Uniform Building Code. National, state and local building codes are subject to natural conditions, interpretation and change. Modifications may be required to meet your local building codes and conditions. Consult a local construction professional or structural engineer to select locally acceptable methods and materials.

Engineered component specifications (truss and I-joist layouts) are not included. Heating, ventilation and air conditioning plans, plumbing supply and waste plans, cabinet elevations and interior décor specifications are not included. Local suppliers and contractors will provide these items.
